People keep asking me which properties are worth buying here — usually guests who stayed with us and started imagining their own place in Phuket. I've built, refurbished and run my own rental homes in Cherngtalay for years, so I know what the returns really look like once the pool guy, the housekeeper and the low season are all accounted for.
I'm putting together a small, honest selection of homes and investment opportunities in this area — the kind I would buy myself. Nothing is listed yet, and I'd rather show you three good options than thirty average ones.
Buy where guests actually want to stay
Cherngtalay-Bangtao holds their occupancy through the year because people can live there — schools, gyms, groceries, cafés — not only holiday there.
Numbers before finishes
I look at realistic occupancy, management cost, pool and garden upkeep, and what a home genuinely rents for — not the brochure projection.
Build quality is everything
I've refurbished each of my homes myself, so I know which shortcuts show up two years later: waterproofing, air-con placement, drainage, electrics.
Understand the ownership structure
Freehold, leasehold, company structures — each has a trade-off. Talk to a good Thai lawyer, and go in with clear eyes.
